We offer the following comments: <br /> <br />General: The proposed plat consists of 45.02 acres and is generally located north of County <br />Highway 116 and west of Ramsey Blvd. (CSAH 56). The sketch plan is proposing to subdivide the <br />large parcel into two lots consisting of 43.72 acres and 1.3 acres. The property is located within <br />the MUSA. The minor subdivision is being proposed in order to assemble land from the Menkveld <br />Trust for a future townhouse development. <br /> <br />Zoning: The property is currently zoned R-2 Residential, which allows for up to 7 units per net <br />acre, <br /> <br />Lot Sizes and Dimensions: The minor subdivision exceeds all minimum dimensional <br />requirements. <br /> <br />Roads: The minor subdivision does not propose any new roads at this time. The final plat, <br />however, shall, dedicate the fight of access to Anoka County for the lot frontage along Ramsey <br />Blvd. (CSAH 56) and also dedicate the 60 feet of fight-of-way for CSAH 56 to Anoka County. <br /> <br />Drainage and Utility Easements: Given the fact the minor subdivision is only being done to <br />assemble the land for a future townhouse subdivision, staff is waving the requirement the <br />requirement that the developer show the standard 10 foot (5 foot on common property lines) <br />drainage and utility easements on the final plat. Appropriate easements will be required once the <br />property is resubdivided as planned. <br /> <br />Park Dedication and Trail Fees: Given the fact the minor subdivision is only being done to <br />assemble the land for a future townhouse subdivision, the City is deferring payment of park <br />dedication fees ($1,700.00 per umt) and trail_fees ($400.00 per umt) until the land is resubdivided <br />and the site plan is approved. <br /> <br />-231- <br /> <br /> <br />
