I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />'6. <br /> <br />DEVELOPERS shall satisfy the park dedication requirement for the new subdivision with <br />either a cash payment per the fee schedule in effect at the time of final approval or a <br />dedication of land as required under City Ordinances. The decision on whether a cash <br />payment or land dedication be made for the future subdivision of the land shall be made by <br />the Ramsey Parks Commission. Any park dedication fees required shall be paid prior to <br />the City releasing the final plat of the new subdivision for recording. If the property is not <br />resubdivided, the fee shall be paid as part of the building permit application. <br /> <br />Trail Development Fee. At this time it is not anticipated that any new residences will be <br />built as part of the Plat. Therefore, the DEVELOPERS shall not be responsible for the <br />trail development fee at this time. The Trail Development Fee shall be charged per the fee <br />schedule in effect at the time when the Subject Property is resubdivided. Payment of the <br />Trail Development Fee for the new subdivision shall be paid to the City prior to releasing <br />the Final Plat of the future subdivision for recording. If the property is not resubdivided, <br />the fee shall be paid as part of the building permit application. <br /> <br />Stormwater Management Fee. At this time it is not anticipated that any new residences <br />will be built as part of the Plat. Therefore, the DEVELOPERS shall not be responsible <br />for the Stormwater Management Fee at this time. The Stormwater Management Fee shall <br />be charged per the fee schedule in effect at the time when the Subject Property is <br />resubdivided. Payment of the Stormwater Management Fee for the new subdivision shall <br />be paid to the City prior to releasing the Final Plat of the future subdivision for recording. <br />If the property is not resubdivided, the fee shall be paid as part of the building permit <br />application. <br /> <br />Tree and Sod Planting Plan. At this time it is not anticipated that any new residences <br />will be built as part of the Plat. However in the event that structures are built, the <br />DEVELOPERS shall follow the following standards. Sodded boulevards, in addition to a <br />front yard tree, are a requirement for each lot in the Plat prior to issuance of a Certificate <br />of Occupancy. The DEVELOPERS is required to submit a Plan for CITY approval that <br />identifies existing tree growth within the Plat that will be protected during construction, <br />and identifies the location and species of the new plantings. The trees to be protected must <br />be identified on the grading plan, and the plan must require the installation of 'tree save <br />fences' prior to land clearing or grading. In addition, the requirement for this Plan shall be <br />fulfilled by the DEVELOPERS as follows: <br /> <br />a) <br /> <br />Minimizing the impact of construction on trees in accordance with Minnesota <br />Extension Service publication "Protecting Trees From Construction Damage" <br />(Publication #NR-FO-613 5-S). <br /> <br />b) <br /> <br />Planting one two-inch diameter tree (or equivalent thereof) of an approved species at <br />the road frontage of each of the lot in the Plat prior to the issuance of a Certificate of <br />Occupancy. In the event the weather is not conducive to tree planting at the time of <br />Certificate of Occupancy, the Building Permit holder shall place a cash deposit in the <br /> <br />-235- <br /> <br /> <br />
