Wetlands exist <br />along the rear portion of the subject property. These features prohibit construction of a garage in <br />the side or rear yard. The existing attached garage is 780 square feet and the applicant plans to <br />construct an 864 square foot detached accessory structure for a total accessory building square <br />footage of 1,644. The applicant is allowed a total of 4,064 square feet for accessory buildings. <br />He noted it is Staff's opinion that due to mature tree growth and the location o home of the <br />subject property, there will be no adverse impact the neighbor's view of by the <br />construction of the proposed garage.
