The <br />submittal also includes Grading, Drainage & Erosion Control Plan, Details, Profiles, dated May <br />17, 2002, and Construction Plans dated May 31, 2002, also prepared by Westwood Professional <br />Services. We offer the .following comments: <br /> <br />t. Title Sheet: The City signature paragraph noting the date of Council approval should <br /> identify the City of Ramsey, not the City of Eden Prairie. <br /> <br />General: The subject property is the second phase of.a preliminary plat approved on <br />September 11, 2001, that contained 157 single family lots. The fzrst phase final plat <br />consisted of 58 lots and this second phase is for an additional 64 lots. <br /> <br />I <br /> <br />3. Lot Sizes and Dimensions. The 64 lots proposed at this time substantially conform to the <br /> size and dimensions approved in the Preliminary Plat. <br /> <br />I <br />I <br />I <br /> <br />4 <br /> <br />'Street Plans: All proposed street names are acceptable with one exception: Yakima Court N. <br />should be changed to North Yak/ma Court N.W. All other street names should also end in <br />"N:W." In accordance with the approved preliminary plat, this phase of the plat will be <br />served by the construction ofNorth. Yakima-Court, Xk/mo Street and Waco Court. <br /> <br />Utility Plan: A "final" utility plan has not been submitted, however, construction. plans have <br />been submitted that have given us sufficient information to determine that the plan conforms <br />to the preliminary utility plan. <br /> <br />I <br />I <br />I <br /> <br />Grading and Drainage and Easements: The standard I0 foot (5 foot on common property <br />lines) drainage and utility easements are provided arotmd the perimeter of the lots. All of the <br />drainage structures, pipes, ponds, and swales must be protected by drainage and utility <br />easements. The City will be requiring a copy of the permit from the Lower Rum River Water <br />Management Organization (LRRWMO) prior to commencement of grading. <br /> <br />-137- <br /> <br /> <br />
