I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />I <br /> <br />I <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES INC. <br /> <br />On June 25, 2002, Site Plan approval was granted by the City of Ramsey ("City) to Sharp and <br />Associates, ("Permittee") to construct an 18,886 square foot off[ce and warehouse structure <br />("Structure") on the property which is legally described as follows: <br /> <br />Lot 3, Block I, Sunfish Gateway, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The Structure shall be sited and constructed on the Site as <br /> shown on the Site Plan prepared by Lampert Architects, dated April 9, 2002. <br /> <br />4. SITE PREPARATION. Al1 site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by Plowe <br /> Engineering Inc. dated April 22, 2002. <br />b. Installation of bituminous driveways, parking lots and maneuvering areas. <br />c. Installation of B-6/12 continuous concrete curbing in accordance with the grading plan <br /> prepared by Plowe Engineering Inc. dated April 22, 2002. <br />d. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan, <br />e. Landscaping in accordance with the Landscape Plan prepared by Lampert Architects <br /> dated June 7, 2002. <br /> ("Required Improvements). <br /> <br />o <br /> <br />Inspection Fees: The City has established an inspection fee to cover the costs incurred by <br />the City related to the installation of required improvements. The DEVELOPER will be <br />required to make a cash deposit into the appropriate escrow account at the City and the City <br />shall have the authority to draw upon these funds for the purpose of compensating for <br />inspection services. The amount of the deposit shall be equal to five percent (5%) of the <br />estimated cost of the Required Improvements or Five Hundred dollars ($500) ($10,000 x <br />5%). Upon completion of the Improvements to the satisfaction of the City, any surplus <br />balance remaining in the City's escrow account shall be refunded to the DEVELOPER. <br /> <br />-271- <br /> <br /> <br />
