Conditions of Approval. The CITY hereby approves the Plat on condition that: <br />a. The PERMITTEE provide the necessary security in accordance with the terms of this <br />Contract pursuant to the City Code. <br />2. Development Plans. The PERMITTEE shall develop the Plat in accordance with the Final <br />Plat Plans pursuant to the Final Plat Plan, Utility Plans; Sanitary Sewer and Watermain <br />Construction; Storm Sewer and Street Construction; Grading, Erosion Control and Details; <br />Landscape Plan and Tree Inventory; dated September 3, 2010, revised November 1, 2010, <br />revised XXXXXXXXXX, - prepared by Anderson Engineering (the "Plans "). The Plans shall <br />not be attached to this Contract, but are in CITY files. <br />3. Stage I Improvements Required. The improvements the CITY requires that the <br />PERMITTEE construct within the Plat are as follows: <br />a. Trunk and lateral sanitary sewer system <br />b. Trunk and lateral water mains and appurtenances <br />c. Stonnwater management <br />d. Street repairs and sidewalk construction <br />e. Trail construction along Bunker Lake Blvd. to Puma St. on the North side of the road; <br />along Puma from Bunker to Alpine on the East side of the road <br />f. Road Construction: Extension of Bunker Lake Blvd. West to Puma, two lanes with Curb <br />and gutter on the North side of the road, ft shoulder on the South side of the road <br />until such time as two additional lanes must be built (see section ) <br />g. Natural gas line <br />h. Telephone service <br />i. Electric service <br />j. Temporary and permanent erosion control <br />k. Berms with shrubs and additional trees required for density transition purposes, as shown <br />on the approved Landscaping Plan November 1, 2010. <br />( "Stage I Improvements ") <br />The PERMITTEE agrees to construct the Stage I Improvements according to the terms and <br />conditions of this Contract and in accordance with the Plans. The Plans are subject to revisions <br />per City Staff Review Letter dated December 8, 2010. The final construction plan for the Stage I <br />Improvements shall be submitted to the City Engineer for review and approval prior to <br />commencement of construction. <br />PERMITTEE will be obligated to construct the southern two lanes to full City standards, of <br />Bunker Lake Blvd. upon development or platting of either Outlot D or Outlot B; and <br />PERMITTEE will be required to construct Puma Street to full City standards upon the platting <br />or development of Outlot A or Outlot B.. <br />The PERMITTEE agrees to provide specifications, subject to review and approval of the City <br />Engineer, for construction and restoration of utilities within the public right of way. Work must <br />be completed under traffic, be brought up to grade, and must restored to existing conditions <br />within 24 hours. <br />
