Conditions of Approval. The CITY hereby approves the Plat on condition that: a. The PERMITTEE provide the necessary security in accordance with the terms of this Contract pursuant to the City Code. 2. Development Plans. The PERMITTEE shall develop the Plat in accordance with the Final Plat Plans pursuant to the Final Plat Plan, Utility Plans; Sanitary Sewer and Watermain Construction; Storm Sewer and Street Construction; Grading, Erosion Control and Details; Landscape Plan and Tree Inventory; dated September 3, 2010, revised November 1, 2010, revised XXXXXXXXXX, - prepared by Anderson Engineering (the "Plans "). The Plans shall not be attached to this Contract, but are in CITY files. 3. Stage I Improvements Required. The improvements the CITY requires that the PERMITTEE construct within the Plat are as follows: a. Trunk and lateral sanitary sewer system b. Trunk and lateral water mains and appurtenances c. Stonnwater management d. Street repairs and sidewalk construction e. Trail construction along Bunker Lake Blvd. to Puma St. on the North side of the road; along Puma from Bunker to Alpine on the East side of the road f. Road Construction: Extension of Bunker Lake Blvd. West to Puma, two lanes with Curb and gutter on the North side of the road, ft shoulder on the South side of the road until such time as two additional lanes must be built (see section ) g. Natural gas line h. Telephone service i. Electric service j. Temporary and permanent erosion control k. Berms with shrubs and additional trees required for density transition purposes, as shown on the approved Landscaping Plan November 1, 2010. ( "Stage I Improvements ") The PERMITTEE agrees to construct the Stage I Improvements according to the terms and conditions of this Contract and in accordance with the Plans. The Plans are subject to revisions per City Staff Review Letter dated December 8, 2010. The final construction plan for the Stage I Improvements shall be submitted to the City Engineer for review and approval prior to commencement of construction. PERMITTEE will be obligated to construct the southern two lanes to full City standards, of Bunker Lake Blvd. upon development or platting of either Outlot D or Outlot B; and PERMITTEE will be required to construct Puma Street to full City standards upon the platting or development of Outlot A or Outlot B.. The PERMITTEE agrees to provide specifications, subject to review and approval of the City Engineer, for construction and restoration of utilities within the public right of way. Work must be completed under traffic, be brought up to grade, and must restored to existing conditions within 24 hours.
