9. That City Code Chapter 105 (Buildings) requires three (3) feet of separation between <br />overhangs of structures without the construction of fire rated walls. <br />10. That parcels with a size between 1.5 acres and two (2) acre in size are eligible for a total of <br />2,400 square feet of accessory building space. There is a total of 1,008 square feet of <br />existing accessory structures on the Subject Property. There is an 18 ft x 24 ft (432 square <br />feet) detached accessory structure (the "Structure A ") and a 24 ft x 24 ft (576 square feet) <br />detached accessory structure (the "Structure B ") for a total of 1,008 square feet of existing <br />accessory structure square footage. The Structure is proposed to be 26 ft. x 26 ft. [676 <br />square feet] for a total of 1,684 square feet if the Structure is approved, which is less than <br />the 2,400 square feet allowed by City Code. <br />11. That it appears that the existing grade changes from an elevation of 886 in the south -east <br />comer to 878 near the center of the Subject Property, for a change in grade of <br />approximately eight (8) feet. <br />12. That it appears that there exists a small depression in the north -east corner with an elevation <br />dropping from 876 to 872, a change in grade of approximately four (4) feet, which may <br />cause seasonal wet conditions. <br />13. That the Applicant has stated that a detached accessory structure aligned with the front of <br />the principal structure would have to be built near Structure A, thus not leave ample space <br />between the two buildings to access Structure A, especially with motor vehicles and other <br />equipment. <br />14. That the Applicant has stated that a detached accessory structure aligned with the front of <br />the principal structure would not add to the aesthetic look of the current buildings on the <br />Subject Property. <br />15. That the Applicant has stated that if the Structure were to be constructed in line with the <br />principal structure, the Applicant would lose an approximately twenty (20) year old apple <br />tree, an approximately twenty (20) year old garden (with recently purchased garden fencing, <br />posts, and gates), a strawberry patch, and a brick recreational fire pit. <br />16. That the Applicant has stated that the red pines on the north side of the Subject Property <br />would be extremely difficult to remove if the red pines were to die and that the proposed <br />location of the Structure would allow for easier tree removal without the harming of power <br />lines or buildings. <br />17. That the Applicant has stated that a detached accessory structure aligned with the principal <br />structure would block a direct line for use of the sand point well in Structure A to a new <br />garden site. <br />18.
