12. That the Applicant is proposing to utilize the existing framework of a pylon sign on the Subject <br />Property to install new lexon panel signage supporting The COR and identifying tenants of the <br />development. <br />13. That the proposed signage totals ninety (90) square feet in size. <br />14. That the height of the existing ground sign framework is roughly twenty -two (22) feet and would not <br />be expanded. <br />15. That since the proposed signage would direct attention to a business, commodity, service, <br />entertainment, or attraction potentially sold, offered or existing elsewhere than upon the same lot or <br />parcel where such sign is displayed, the sign would also be classified as a billboard. <br />16. That billboards are listed as a prohibited sign in City Code. <br />17. That the Applicant has stated the additional sign would be beneficial to support The COR <br />development and to help guide visitors to the area. <br />18. That the City has, in the past, approved requests to exceed sign size restrictions allowed by City <br />Code <br />19. That the proposal will not grant the Applicant special privileges that are denied to other properties in <br />the commercial area. <br />20. That the proposal will be designed so as to be harmonious and appropriate in appearance with the <br />existing or intended character of the vicinity and will not change the essential character of the area. <br />21. That the proposal will not adversely impact traffic in the area. <br />22. That the proposed deviation from the sign regulations will not be unduly dangerous or otherwise <br />detrimental to persons residing or working in the vicinity of the use or to the public welfare. <br />23. That the proposal will not substantially impair the use, enjoyment, or market value of any of the <br />surrounding properties. <br />24. That the proposal will not be hazardous or disturbing to existing or future neighboring uses. <br />25. That the proposal will not create excessive additional requirements at public cost for public facilities <br />and services, and it will not be detrimental to the economic welfare of the community. <br />26. That the proposal will not involve activities and uses that will be detrimental to any persons, <br />property, or the general welfare by reason of excessive production of glare. <br />27.
