City Engineer Olson replied that he would prefer to <br />investigate why it is being removed. <br /> <br />Motion was withdrawn. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Kurak, to table action to <br />allow for the City Engineer to review the issue further and report back to the Council. <br /> <br />Further discussion: City Attorney Goodrich inquired if there was a formal application. Voting No: None. <br /> <br />Case #7: <br /> <br />Request for Direction on Preliminary Plat of Alpine Meadows; Case of <br />Eighty Seven LLC <br /> <br />Principal Planner Tmdgeon stated that Eighty-Seven LLC has applied for a preliminary plat <br />review of a 42-unit townhome development. The property is generally located in the southwest <br />quadrant of T.H. #47 and 153ra Avenue NW and the fee title owner is Blaine Edmundson. The <br />Planning Commission reviewed the preliminary plat at their February 7, 2002 meeting. At that <br />meeting, the Planning Commission had a lengthy discussion regarding access to the south and <br />the need for two entrances onto Alpine Drive. In the end, the Planning Commission directed the <br />applicant to redraw the plat to show two entrances onto Alpine Dr. and eliminate a connection to <br />the south. Prior to spending the time and money on creating a new preliminary plat, the <br />applicant would like to hear the City Council's thoughts whether or not a future access to the <br />south should be included in the plat. City Ordinances require that the arrangement of streets in <br />new subdivisions shall make provisions for the continuation of existing and future streets into <br />adjoining areas. Based on that ordinance, staff requested the applicant to show a connection <br />from the subdivision to property to the south. During the public hearing, a resident to the south, <br />Mr. A1 Kempf, stated that he has no plans on developing or selling his property. Based on that <br />discussion, the Plam~ing Commission decided that perhaps it was unrealistic to expect a road to <br />go south anytime in the near future and that the best solution was to eliminate the possibility of a <br />road going south and require two accesses on Alpine Dr. The Plmming Commission tabled <br /> <br />City Council/February 26, 2002 <br /> Page 26 of 35 <br /> <br /> <br />
