The site plan is <br />proposing to construct an office/warehouse facility. The area is generally located north of State <br />Highway #10 and abuts the common borderline of the City of Elk Pdver and Rarnsey. <br /> <br />The fifllowing items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />S itc Plan <br />Letter from Phyllis Hanson, Metropolitan Council <br />Draft Planning Commission meeting minutes dated February 7, 2002 <br />City Staff review letter dated March 22, 2002 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />Mim~dak is proposing to develop on Lot 1, Block 1 of the proposed West Ramsey Industrial <br />Park. Minndak is a residential home and plumbing contractor, which according to the City's <br />zoning regulations, would be an Industrial use. The City Council introduced an ordinance on <br />February 26, 2002 to rezone West Ramsey Industrial Park from B-1 Business to Industrial. 'The <br />City Council will be considering final adoption of the ordinance on March 26, 2002. In <br />conjunction with the rezoning request, the City processed a comprehensive plan amendment to <br />change the land use designation in the 2001 Comprehensive Plan from Places to Shop to Places <br />to Work. The comprehensive plan amendment was approved by the City Council on February <br />26, 2002, but site plan approval was tabled pending Metropolitan Council action on the <br />comprehensive plan amendment. The Metropolitan Council approved the lane use change to <br />Places to Work on March 19, 2002. <br /> <br />The site plan is proposing to construct a 15,000 square foot office/warehouse structure. The <br />principal structure meets the front yard, rear yard, and side yard setbacks established in the <br /> <br />-133- <br /> <br /> <br />
