Lynnes: <br /> <br />We are in receipt of a Site Plan (SP1), Landscape Plan (L1), Grading and Drainage Plan (C1), <br />Floor Plan (Al), and Building Elevation Plan (A2) prepared by WCL Associates, Inc., dated <br />January 14, 2002. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 15,000 square foot office and warehousing <br />facility on Lot l, Block 1 of the proposed West Ramsey Industrial Park. The parcel is generally <br />located along the border of Elk River and Ramsey, north of State Highway #10 and northeast of <br />Alpine Drive. <br /> <br />Zoning: The site is currently zoned B-1 Business and as mentioned above, is located within the <br />proposed West Ramsey Industrial Park. The owner and developer of West Ramsey Industrial <br />Park, J.R. Land and Cattle Company submitted an application to rezone the project area to <br />Industrial. The rezoning application was accompanied by a Comprehensive Plan Amendment <br />application to change the land use designation in the 2001 Comprehensive Plan from Places to <br />Shop to Places to Work. The City. Council and Metropolitan Council .approved the <br />Compret~ensive Ptan Amendment. The final adoption of the rezoning ordinance will be <br />introduced on March 26, 2002. <br /> <br />Lot Coverage: The parcel is approximately 199,468 square feet (4.58 acres) in size. Lot <br />coverage is restricted to 35% or 69,813.8 square feet. The proposed size of the office/warehouse <br />building is 15,000 square f~et, which equates to 'a lot coverage of approximately 7.5%. It is <br />Staff's understanding that the applicant may be constructing a future addition within a 3-5 year <br />period of approximately 25,000 - 30,000 square feet. In the event that the applicant would <br />construct an additional 30,000 square feet of structure space lot coverage' would equate to 22%. <br />The proposed and Etture addition meets City Code requirements. <br /> <br />-143- <br /> <br /> <br />
