The proposed 42 off-street parking spaces, would appear to <br />exceed City Code requirements. <br /> <br />Outside Storage: It is Staff's understanding that the subject property ~vill contain little to no <br />outside storage. It should be noted that outside storage of equipment and materials must be <br />placed on a bituminous surface and is not permitted to encroach into the designated <br />customer/employee parking areas. <br /> <br />Lighting: A lighting plan has been submitted and meets City requirements. <br /> <br />Off-Street Loading Area: City Code requires one off-street loading berth for buildings that <br />have over 10,000 square feet of floor area and one additional loading berth for each additional <br />25,000 square feet. The site plan is proposing six loading docks, this exceeds City Code <br />requirements <br /> <br />Landscaping: The shrub and tree specitled on the Landscape Plan are good choices for the <br />subject property and therefore Staff is recommending approval of tree caliper of less than 2 -2 ½ <br />inches. The pian meets the standard minimum requirements. <br /> <br />Drainage and Grading: This site is being built as a lot within West Rarnsey Industrial Park. <br />That development proposes to route all of the storm water runoff to an unoutletted regional pond <br />north of 156tt~ Avenue NW. This site plan must comply with that objective upon the construction <br />of future additions. Upon completion of the storm ponding facilities, erosion control measures <br />should be installed to protect the ponding from sedimentation. - <br /> <br />The Lower Rum River Watershed Management Organization (WMO) will require a permit for <br />this development. From the National Wetlands Inventory Map it does not appear that there are <br />any wetlands on the subject property. This information should be verified as it will be part of the <br />process for the WMO permit. Evidence of a WIvlO permit must be supplied before any grading <br />activity begins. <br /> <br />The ponding and storm sewer construction must be protected by a drainage and utility easement <br />and must be completed prior to the issuance ora building permit. <br /> <br />Access: The site will derive access through one entrance off of 156m Avenue NW. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial <br />acre. The amount of Stormwater Management Fee due on the 4.58-acre parcel is seventeen <br />thousand {)ne hundred thirty four dollars ($17,134.00). A cash payment will be required prior to <br />the City issuing a Building Permit. <br /> <br />-145- <br /> <br /> <br />
