I <br /> <br /> I <br />I <br /> ! <br /> I <br /> I <br /> I <br />,I <br /> ! <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />KINIPELI PROPERTIES, LLC <br /> <br />On March 26, 2002, Site Plan approval was granted by the City of Ramsey ("City") to Kinipeli <br />Properties, LLC, a Minnesota Limited Liability Corporation, ("permittee") to construct a 15,000 <br />square foot office/warehouse building ("Structures") on the property which is legally described <br />as follows: <br /> <br />Lot 1, Block l,.West Ramsey Industrial Park <br /> <br />the ("S itc"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by WCL Associates, Inc., dated February 15, 2002. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by Anderson <br />Engineering of Minnesota, LLC dated February 15, 2002, revised March 7, 2002. <br />Installation of bituminous driveways, parldng lots and maneuvering areas. <br />Installation of B-612 continuous concrete and bituminous curbing in accordance <br />with the grading plaa prepared by Anderson Engineering of Minnesota LLC, <br />dated March 7, 2002. The barrier bituminous curbing must stay intact until such <br />time that a future expansion is constructed and would require the removal of the <br />bituminous curbing. <br />Establislunent of turf in areas disturbed during construction. <br />Landscaping in accordance with the Landscape Plan prepared by 'WCL <br />Associates, Inc dated February 15, 2002. <br /> <br />("Required Improvements) <br /> <br />-147- <br /> <br /> <br />
