The CITY has enacted a Stormwater Management Fee in <br />the amount of Three Thousand Seven Thoundred Forty One Dollars and no cents ($3,741.00) <br />per industrial acre. A cash payment in the amount of Seventeen Thousand One Hundred <br />Thirty Four Dollars and no cents ($17,134.00) is due at the CITY prior to releasing the plat <br />for recording. <br /> <br />Inspection Fees. The DEVELOPER shall be responsible for all inspection costs incurred <br />by the City related to the installation of Required Improvements. The DEVELOPER shall <br />make a cash deposit into the appropriate escrow account at the City and the City shall have <br />~the authority to draw upon these funds for the purpose of compensating for inspection <br />services. The amount of the deposit shall be equal to five percent (5%) of the estimated cost <br />of the Required Improvements or On Thousand Eight Hundred Seventy Five Dollars and no <br />cents ($1,875.00) (5% x $37,000). Upon completion of the Improvements to the satisfaction <br />of the City, any surplus balance remaining in the City's escrow account shall be refunded to <br />the DEVELOPER. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items <br />on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from all <br />adjacent parcels. Bulbs emitting in excess of 3,000 lumens (150 watts) shai1 be so directed <br />that the bulb is not visible from off of the property where such light source is located <br /> <br />BUILDING FACADE. The Permit-tee agrees to face the Structure with rock face concrete <br />block, in accordance with the Exterior Elevations prepared by-WCL Associates Inc dated <br />January 14, 2002. <br /> <br />REQUIREMENTS FOR BUILDING PEP,&IIT AND CERTIFICATE OF <br />OCCUPANCY.' No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required financial guarantee in <br />accordance with Item #11 of this Permit; d) provided the City with a copy of the Grading and <br />Drainage Permit issued by the Lower Rum River Water Management Organization; and e) <br />the final plat for West Ramsey industrial Park has been recorded at Anoka County. <br /> <br />No Certificate of Occupancy for the structure will be issued until: a) the Required <br />Improvements are accepted by the City; and b) the landscaping maintenance guarantee has <br />been provided in accordance with Item # 12 of this Development Permit. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE.
