The private street will be paved and finished B-612 concrete curbing. The driveway collector <br />extending south fi'om the private street will not be curbed. According to City Code, a minimum <br />of' 73.5 parking spaces are required. The site plan reflects the capability to provide 128 off-street <br />parking spaces; 64 spaces in 32 double garages and 64 spaces in 32 double wide, 25 foot long <br />driveways. The north/south private street will be constructed with a 32 foot wide pavement, <br />which will allow for on-street parking. The developer is proposing to install sidewalks to link all <br />of the units with the two recreational areas planned in the neighborhood and the City sidewalk <br />system on Sunwood. <br /> <br />The townhomes do not exceed the 35 foot height, restriction. The exteriors will be finished with <br />a combination of horizontal and shingle style vinyl siding with a masonry brick accent, and <br />asphalt shingles, The units themselves exceed the minimum square footages established by City <br />Code. <br /> <br />City Staff is working with the applicant to .determine any sound mitigation measures that will be <br />required because of the proximity of the plat to T.H. #47. <br /> <br />Per the recommendation of city Staff,. the LandScape Plan has been modified to cluster plantings <br />along Sunwood, rather than place them in a linear manner. <br /> <br />-162- <br /> <br />The Grading Plan and the Utility Plans have been reviewed by the City Engineer. The <br />development will be required to obtain a permit from the Lower Rum River Water Management <br />Organization. <br /> <br />Park dedication and trail fees will be satisfied with a cash payment.
