The submittal includes Site Plan (Sheet 1 of 1) dated <br />3/14/02 and revised 3/2[/02, Grading, Drainage and Erosion Control Plan (Sheet 5 of 8), Utility <br />Plan (Sheet 6 of 8), Landscape Plan (Sheet 7 of 8) dated 8/30/02 and revised 3/21/02, and <br />Landscape Plan & Details (Sheer 8 of' 8) dated 3/11/02, revised 3/21/02, all prepared by <br />Hakanson Anderson Associates; and Exterior Elevations (Sheets A3.1Rv, AA3.4Rv, TI.lEv) <br />prepared by ESG A_rchitects, Inc. and dated 3/13/02. We offer the.following comments: <br /> <br />Genernh The ACCAP site is approximately t 1.3 acres in size. The townhouse development <br />will take place on appro,'dmately 4 acres of the site that is located on the east side of <br />Sunwood Drive. The project reviewed by the Planning Commission earlier this year <br />consisted of 5 six-unit townhome structures and 2 detached, single family homes for a total <br />of 32 units. The proposal has been revised to 4 six-unit and 1' eighbunit townhouse structure. <br /> <br />Zoning: [n accordance with the 2001 Comprehensive Plan, the City Council introduced an <br />ordinance to rezone the property to medium densi~ residential. That ordinance will be. on <br />the City Council agenda for final adoptior~ on March 26, 2002. <br /> <br />Lot Coverage: )ri of the town_home units will be constructed on Lot 1. Lot 1 is 182,952 <br />square feet in size. Lot coverage is restricted to 35% (buildings only), which is 64,033 <br />square feet in this case.
