Stormwater is collected ttzrough overland flow and storm sewer and <br />are discharged into an e,'dsting 24 inch storm sewer, which has' been stubbed out from <br />Sunwood Drive to service this parcel. This storm sewer discharges into a storm water pond <br />located on the northwest comer of Sunwood Drive and T.H. #47. A permit will need to be <br />obtained from the Lower Rum River Water Management Organization to ensure adequate <br />storm water treatment and sedimentation is provided. <br /> <br />The grading plan is generally acceptable. The plan requires grading for a distance of ten feet <br />south of the south property, line. Permission needs to be obtained from this landowner to <br />facilitate this grading. <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is applicable to <br />the proposed development. The total quarterly drainage utility charge for the proposed <br />townhouse development will be provided at the time the City receives the necessary <br />information. <br /> <br />Landseapinq: Per Staff's su=gestion, the Landscape Plan has been modified to cluster the <br />River Birch and White Oak plantings along Sunwood Drive. <br /> <br />Screening: City Code requires a 15 foot wide screened buffer area when a multiple family <br />dwelling unit abuts a single family or a duplex district. None of the structures abut such a <br />district and therefore no screening is required. <br /> <br />Sound Mitigation: The City received a transmittal from Mn/DOT dated February 22, 2002. <br />It contained the standard language regarding the City's responsibility to ensure reasonable <br />measures are taken to ensure compatibility between land use and tra~c noise generated from <br />an adjacent highway. The City has engaged the services of SKF to do a traffic noise level <br />study on several pending residential proposals along T.H. #47. In the event noise levels <br />exceed MPCA standards, the site plan includes a 6 foot wood fence adjacent to the highway. <br />The development permit will require that all sound mitigation measures are subject to the <br />approval of the City Engineer. <br /> <br />Waste Storage: City. Code requires all outdoor waste storage areas to be screened. The site <br />plan seems to indicate that there will not be any outdoor waste storage areas. ~fthis is not the <br />case, the site plan will have to be modified to note their location and screening mater/als. <br /> <br />I <br />I <br />I <br />I <br /> <br /> <br />
