-180-

Site Plan Review: Sunwood Estates
January 25, 2002

2I. Street Lights: The Developer should make arrangements with Cormexus Energy to install
the street lights and the developer will be responsible for the utility, bill. The City Engineer
· shall be provided with a copy of' the street light layout for incorporation into the City street
tight map.

22.

~lailboxes: The placement of the mailboxes for the townhome development should be
located within the private driveway collectors subject to the postal services ability to provide
service along private streets. If it is determined that the postal service will not provide
service on private collectors, the design and clustering of the mailboxes along the public
street is subject to the review and approval of the Streets Supervisor.

23. Recreational Facilities: The site plan is proposing to provide two neighborhood recreational
areas that will ~ciude a children's play structure, picnic and grill facilities.

24.

Sidewalk: Sidewalks currently exist on both sides of Sunwood Drive. The site plan
proposes to insmlI sidewalks within the neighborhood linking all units to each other, the mvo
recreational areas, and the sidewalk on Sunwood Drive. The sidewalk plan is acceptable
provided that it meets ADA requirements and has the appropriate radius where the walk
meets the City sidewalk at Sunwood Drive.

25.

Trails: At their review on February 14, 2002, the Park Commission recommended that the
Site Plan identify a future trail alignment over the ACCAP property and parallel to T.H. #47.
The final site plan needs to be modified accordingly. The development agreement to plat the
property will require that an easement for trail purposes be provided to the City in a separate,
recordable document.

The Ramsey City Council will be meeting at 7:00 p.m. on Tuesday, March 26, 2002, at the
Ramsey Fire Station #2,. 15050 Armstrong Blvd. NW, to review your proposed site plan. [
suggest that you, or your representative, be present at the meeting to answer any questions that
may arise. A copy of the case cover sheet is enclosed for your information.

If you have any questions or need additional information, please don't hesitate to call us.

Respectfully,

CITY OF IL'kMSEY

Sylvm Frohk
Community, Development Director

Steve Jankowski
City Engineer

I
I

I
I
I
I
I
I
I
