I <br />I <br />I <br /> <br /> I <br /> I <br /> i <br /> <br /> I <br /> I <br />I <br /> I <br /> I <br /> ! <br /> I <br /> I <br /> I <br /> i <br /> I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SUNWOOD ESTATES <br /> <br />On March 26, 2002, Site Plan approval was granted by the City of Ramsey ("City) to Anoka <br />County Community Action Program ("Permit-tee") to construct 32 multiple family rental <br />townhome units on the property which is legally described as follows: <br /> <br />Lot 1, Block l, Sunwood Estates, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to ~9.03.06 of the City Code. The conditions of this approval <br />are as fbllows: <br /> <br />1. STRUCTUPd~. All' building plans must be prepared and certified by a registered engineer or <br /> architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The Structures shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The multiple family structures shall be sited and constructed <br />on the Site as shown on the Site Plan prepared by Hakanson Anderson Associates, Inc., dated <br />March 14, 2002, revised March 21, 2002. <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to the approval of the <br /> City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading, Drainage & Erosion Control Plan <br /> prepared by Hakanson Anderson Associates, Inc., dated August 30, 2001, revision dated <br /> March 15, 2002. <br /> b. Installation of private, bituminous streets, driveway collectors, and driveways. <br /> c. Installation of five foot sidewalk along Barium Street, 152nd Lane, and Cobalt Street. <br /> d. Installation of B-612 continuous concrete curbing and gutter along all private interior <br /> streets. <br />e. Installation of sound mitigation measures adjacent to T.H, #47 in accordance with the <br /> recommendations of the City Engineer. <br />tl Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan. <br />g. Landscaping in accordance with the Landscape Plan dated August 30, 2001, revision <br /> dated March 15, 2002, and Landscape Plan & Details dated March 11, 2002, prepared by <br /> Hakanson Anderson Associates, Inc.. <br /> <br />-181- <br /> <br /> <br />
