Th.e final plat consists of two (2) sheets dated received <br />by the City on March 19, 2002, prepared by Hakanson Anderson Associates, Inc. We offer the <br />fbllowing comments: <br /> <br />General' The Subject Property is approximately 11.31 acres and is generally located to the <br />west of State Highway #47 (St. Francis Blvd) and to the east of Sunwood Drive. Tlae <br />proposed final plat conforms to the approved sketch plan and proposes to plat 1 lot it'or the 32 <br />rental units and one out[or for the wetland. <br /> <br />2. Zoning: The property is currently zoned R-3 Urban Residential. <br /> <br />Lot Width and Area: Lot 1 meets the minimum lot width requirement in the R-3 Urban <br />Residential District. On March 7, 2002, the Board of Adjustment granted a variance to the <br />gross area of'Lot I based on the number and type of units proposed. <br /> <br />Street Access: [n accordance with the approved sketch plan, the plat will receive Public <br />access from Sunwood Drive and the units within the plat will be served by a series of private <br />driveway .collectors or streets. The plat is adjacent to T.H. #47 and dghtof access is being <br />dedicated to the State. <br /> <br />5. Final Gradintz and Drainaae Plan: The final grading plan has been submitted and will be <br /> reviewed as a part of the site plan approval for the development of the townhomes. <br /> <br />o <br /> <br />Utility Plan: The final Utility Plan has been submitted and will be reviewed as part of the <br />site plan approval. The standard l 0 foot easements have been provided around the perimeter <br />of Lot 1. Drainage and Utility easements have been provided in accordance with the Utility <br />Plan and the Final Grading Plan. <br /> <br />7.
