Wetlands: In accordance with Ci~ policy, the wetland on the west side of Sunwood is <br /> encumbered with a drainage and utility easement. <br /> <br />9. Park Dedication: The Park Commission has recommended that park dedication by satisfied <br /> with a cash payment. The rate current cash rate is $I700 per unit. <br /> <br />10. Neighborhood Recreational Areas: The development will require that the perpetual <br /> <br /> · maintenance of' the neighborhood recreational '-areas will be the responsibility of the Anoka <br /> County Community, Action Program. <br /> <br />11. Trail 'Develorhment Fees: A trail development fee of $400 per unit must be paid prior to <br /> release of the final plat for recording. <br /> <br />12. <br /> <br />Trail Easement: The Park Commission has requested that the developer provide the City <br />with an easement for trail purposes adjacent to and parallel with T.H. #47. Said easement <br />will be required prior to releasing the plat for recording. <br /> <br />13. Stormwater Management: The City has also established a stormwater management fee of <br /> $375 per unit that must be paid pr/or to release of the final plat for recording. <br /> <br />I4. <br /> <br />Sewer and Water Trunk Fees: The current water trunk fee is $1.,252 per unit and the current <br />sewer trunk fee is $562 per unit. These trunk fees must be paid prior to release of the final <br />plat fbr recording. <br /> <br />15. <br /> <br />Other Regulatory Permits: The Developer is responsible for obtaining all. permits required <br />from any other regulatory, agencies. No construction may comments without providing the <br />City with evidence of a permit from the Lower Rum River-Water Management Organization. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, March 26, 2002, at the R. amsey Fire <br />Station #2, 15050 Armstrong Blvd.. N.W., to consider your request for final plat approval. A <br />copy of the case cover sheet and proposed development agreement are enclosed for your <br />iru[ormadon.
