I I I I I I I I I I I I I I I I i CASE # REQUEST FOR A CONDITIONAL USE PERM)IT TO ESTABLISH MANUFACTURING ACTIVITIES IN THE B-3 HIGHWAY BUSINESS DISTRICT; CASE OF DOUGLES ROBERTS By: Megan Wald, Community Development Assistant Background: The City has received an application for a conditional use permit from Douglas Roberts to establish manufacturing activities in the B-3 Highway Business District on the property generally known as 6650 State Highway #10. The folh)wing items are enclosed for your information: a) b) c) d) e) Site location map Description of request Draft Planning Commission meeting minutes dated March 7, 2002 Proposed findings of fact Proposed conditional use permit Notification: State law requires notification to properties within 350 feet of the boundaries of the subject property. Observations: The applicant is proposing to locate in an existing 11,500 square foot office/warehouse structure. The structure was previously occupied by Northern Air Gas. Northern Air Gas is under a lease agreement with Mr. by Clarence Jensen for the next 18 months. Northern Air Gas is attempting to lease the building to another user until their lease with Mr. Jensen expires. Douglas Roberts is proposing to lease from Northern Air Gas and operate a manufacturing business. Mr. Roberts' firm, Computer Numerically Control Milling and Lathing, performs specialized work for customers in the defense, medical and machine manufacturing trades. The proposed manufacturing activities are not considered a permitted use in the B-3 Highway Business District. The proposed manufacturing operations would consist of manufacturing small products, generally not exceeding 4 inches in size. The applicant is not proposing any outside storage and truck traffic will consist of small delivery and UPS trucks. -91-
