We are also in receipt of the <br />final Grading Plan and Construction Plan consisting of six street(s) each, prepared by Passe <br />Engineering, Inc., and dated February 21, 2002. We offer the following comments: <br /> <br />General: The subject property is 9.7 acres in size and is generally located west of T.H. #47, <br />in about the 5700 block of 158~' Lane. The approved preliminary plat subdivides the subject <br />property into 18 single-family tots, one of which is an existing homestead. The proposed <br />final plat substantially conforms to the approved preliminary plat. <br /> <br />Utilities: The City Council adopted the March 2001 Comprehensive Plan on December 18, <br />2001: The 2001 Comprehensive plan shows the proj.ect area located within the MUSA' <br />boundary. 'Therefore, the site shall be developed with City sewer and water services. <br /> <br />Zoning: Following the inclusion of the property in the Metropolitan Urban Service Area, the <br />City Council rezoned the property from R-I Rural Residential to R-1 Urban Residential'. The <br />lot sizes and widths comply with the single family urban residential development standards. <br /> <br />Access and Streets: In accordance with the approved preliminary plat, the lots will receive <br />public access from the ex/sting 158* Avenue, the extension of I58~ Lane N.W. into the <br />property from River Pines 2"d Addition to the west, the extension of Lithium Street N.W. into <br />the property from Apple Ridge to the south, and the new construction of 158"' Court. Per the <br />request of the City, the final plat is also providing for public access up to the north boundary <br />of the plat.
