The submittal also includes grading, drainage <br />and erosion control plan dated January 22, 2002 w/th the latest revision on February 15, 2002. <br />The information was also reviewed by Hakanson Ander§on. Please see the attached review letter <br />from Hakanson Anderson as a supplement to this review. We offer the following comments: <br /> <br />Title Sheet: The Ramsey Planning Commission does not review and approve final plats; <br />therefore, the date and signature of the Ramsey Planning Commission should be eliminated <br />fi.om the title sheet. The paragraph establishing date of City Council approval should <br />reference the City Council of Ramsey, not Eden Prairie. <br /> <br />Gener~ The subject property is 74.37 acres in size and is generally located north of Alpine <br /> rd U <br />Drive N.W. (153 Aven e N.W.), east of Yakima, west of Salish and south of 156th Lane. <br />The preliminary plat approved on September 11,200I was for 157 single-family lots. The <br />submittal received is propOsing to f'mal plat the frrst 58 lots in the western portion of the plat. <br />Outlot A and L are for future phases of the development; Outlots B through K are being <br />platted for future conveyance to the adjacent property owners in Reilley Estates and Reilley <br />Estates 3~a Addition. It is also noted that this first phase final plat is indicative of almost 3 <br />phases in the Phasing Plan prepared by Westwood Professional 'Services and provided to the <br />City in December of 2001. It is recognized that the number of lots being final platted in ti'ds <br />first phase is in response to the City's request to have all significant stormwater and drainage <br />easements and improvements addressed in the first phase of the development. Consequently, <br />the City is requesting a revised phasing plan reflecting these changes, <br /> <br />Lot Sizes and Dimensions. The 58 lots proposed at thi~ time conform substantially to the <br />size and dimensions approved in the Preliminary Plat. <br /> <br />Street Plans: All proposed street names are accepted with one exceptiom Yakima Court <br />South should be changed to SoUth Yakima Court N.W.
