Final Plat Review: Highlands At River Park <br />December 13, 2001 <br />Page 2 of 4 <br /> <br />NW extending north off of Alpine Drive NW., 155th Lane extending into the Plat from the <br />west, and South Yaldma Court N.W. <br /> <br />Utility Plan: A "final" utility plan has not been submitted, however, construction plans have <br />been submitted that has given us sufficient information to determine that the plan conforms <br />to the preliminary utility plan with the following exceptions: Sanitary sewer forcemain shall <br />be 6" ductile iron pipe; that a 12" watermain shall be constructed along the north side of <br />Alpine Drive between the west side of the plat and the east side. <br /> <br />Gradin~ and Drainage and Easements: The standard 10 foot (5 foot on common property <br />lines) drainage and utility easements are provided around the perimeter of the lots. The City <br />will be requiring a copy of the permit from the Lower Rum River Water Management <br />Organization CLRRWMO) prior to commencement of grading. <br /> <br />In accordance with Staff comments at the time of preliminary plat review, 20 foot drainage <br />and utility easement are being provided on all lot lines that have public utilities for <br />maintenance potential and all areas where there are storm sewers. All of the drainage <br />structures, pipes, ponds, swales shall be protected by drainage and utility easements <br />(including entire pond in Block 3 and storm sewer pipe east of Block 2). This correction <br />needs to be resubmitted for review and City Engineer's approval. <br /> <br />Final Gradin~ Plan: The General Notes on Page 2 of the Grading Plan should be modified to <br />specify that an elevation certificate, prepared by a registered land surveyor, will be required <br />at the time of footing inspection to prove that the building elevation is in compliance with the <br />final grading plan. <br /> <br />City Code also requires' lots with grades flatter than 2% to provide a certificate of grading <br />prior to issuance of the certificate of occupancy. According to the final grading plan, the <br />following lots are subject to this requirement: Block 1: Lots 4, 5, 9, 10, 12; BlOck 2: Lots 2, <br />3, 4, 5, 6; Block 3: Lots 6 and 7. <br /> <br />The overflow fi:om Woodland Green Park to the unnamed' park should be a 15" RCP and <br />there should be enough volume beneath the invert of the pipe to empty pipe. <br /> <br />The flow from Lot 12, Block 1 should be directed to the street. <br /> <br />A final grading plan for the entire plat must be re-submitted and approved by the City <br />Engineer as a condition of final plat approval. <br /> <br />All of the storm sewer invert elevations need to be provided on the final-grading plan. <br />Additionally, the elevations of existing drainage structure identified on the preliminary <br />drainage plan on Alpine Drive shall be verified to ensure positive drainage. <br /> <br />Size and type of pipe must also be identified on the Final Grading Plan that is re-submitted. <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I' <br />I <br />I <br />I <br />I <br />I, <br />I <br />I <br /> <br /> <br />
