River Road ' <br />Elk River, M2'4 55330 <br /> <br />Re: Preliminary Plat Review - West Ramsey Industrial Park <br /> <br />Dear Mr. Darkenwald: <br /> <br />We have received your proposed preliminary plat for West Ramsey Industrial Park <br />consisting of a Preliminary Plat, Grading, Drainage and Erosion Control and Street and <br />Storm Sewer Plan, prepared by Roger A. Anderson and Associates, Inc. dated January 15, <br />2002. We offer the following comments: <br /> <br />General: The proposed plat consists of appro,,dmately 17.29 acres and is generally <br />located north of T.H. #10, on the City's common border with the City of Elk River. <br />The preliminary plat is proposing to plat the property into 2 lots, an outlot for future <br />development and a second outlot for conveyance to the City, when necessary, for a <br />future street extension. The plat is also showing an outlot on Lot 2 that is owned by the <br />City and shou!.d be removed from the proposed West Ramsey Industrial Park plat. <br /> <br />Zoning: The property is zoned B-1 Business and the Comprehensive Plan designates <br />'this property for Places to Shop. Lot 1 is proposed to be developed with a light <br />industrial use; to do so requires a rezoning and a comprehensive plan amendment. The <br />City has received for a rezoning and a comprehensive plan amendment application that <br />the Planning Commission will review on February 7, 2002 in conjunction with' <br />reviewing the preliminary plat. <br /> <br />Lot Sizes and Dimensions: Because the development proposal is industrial in nature, <br />the plat will be reviewed under the Industrial zoning regulations. The minimum lot <br />size and tot width in the Industrial District is 1 acre and 200 feet respectively. It should <br />be noted that lot width is measured at the property line .abutting the street and continues <br />to ~e building setback line. Lot 1 is approximately 4.3 acres in size and exceeds the <br />200~foot lot width requirement. Lot 2 is 2.3 acres in size and fronts on a cul-de-sac <br />therefore not subjected to the 200-foot lot width requirement. City Code states that lots <br />fronting on a cul-de-sac shall not have less than 80 feet of street frontage and that street <br />frontage is measured from the building setback at right angles.
