The site plan is <br />proposing to construct an office/warehouse facility. The area is generally located to north of State <br />Highway # 10 and abuts the common borderline of the City of Elk River and Ramsey. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Draft Planning Commission meeting minUtes dated February 7, 2002 <br />City Staff review letter dated February 2, 2002 <br />Pi'oposed Development Permit <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />Minndak is proposing to develop on Lot 1 Block 1 of the proposed West Ramsey Industrial Park. <br />Minndak is a residential home and plumbing contractor, which according to the City's zoning <br />regulations, would be an Industrial use. The subject property is currently zoned B-1 Business. <br />J.R. Land and Cattle Company is the owner and developer of the proposed West Ramsey <br />Industrial Park. J.R. Land and Cattle Company is proposing to rezone property located in the <br />proposed West Ramsey Industrial Park to Industrial in order to facilitate Minndak's <br />development. J.R. Land and Cattle Company is also requesting a Comprehensive Plan <br />Amendment in conjunction with the rezoning request since the parcel is designated as Places. to <br />Shop in the 2001 Comprehensive Plan and will need to be changed to Places to Work in order to <br />allow for Industrial uses. <br /> <br />The site plan is proposing to construct a 15,000 square foot office/warehouse structure. The <br />principal structure meets the front yard, rear yard, and side yard setbacks established in the. <br />Industrial district. The Industrial district restricts lot coverage to 35%, the site plan is proposing <br /> <br />-159- <br /> <br /> <br />
