-158- <br /> <br />Preliminary Plat Review <br />February 1, 2002 <br />3 of 3 <br /> <br />Sewer and Water Trunk Charges: Sanitary sewer and municipal water are not <br />available to the proposed plat. The current 2001 Comprehensive Plan establishes a <br />general policy that ali new commercial developments should be served with urban <br />utilities in order to insure high quality development. Since municipal services are not <br />available to the site, the development agreement will stipulate that the site will need to <br />connect to urban services with.in 2 years of availability. Sewer and water trunk charges <br />will be collected at that time. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, February 7, 2002 at <br />Ramsey Fire Station #-2, 15050 Armstrong Blvd. N.W. to consider your request for <br />preliminary plat approval. A copy of the case cover sheet for the rezoning and <br />comprehensive plan amendment request is enclosed for your information.
