-172- <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />KINIPELI PROPERTIES, LLC <br /> <br />On February 26, 2002, Site Plan approval was granted by the City of Ramsey ("City") to Kinipeli <br />Properties, LLC, a Minnesota Limited Liability Corporation, ("Permittee") to construct a 15,000 <br />square foot office/warehouse building ("Structures") on the property which is legally described <br />as follows: <br /> <br />Lot 1, Block 1, West Ramsey Industrial Park <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by WCL Associates, Inc., dated February 15, 2002. <br /> <br />SITE PREPARATION. Ali site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />· REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br /> following site improvements on the Site in accordance with the specifications and <br /> location as shown on the Site P1an. .The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by Anderson <br />Engineering of Minnesota, LLC dated February 15, 2002. <br />Installation of bituminous driveways, parking lots and maneuvering areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the Landscape Plan prepared by WCL <br />Associates, Inc dated February 15, 2002. <br /> <br />("Required Improvements) <br /> <br />STOR/VlWATER MANAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the amount of Three Thousand Six Hundred Fifty Eight Dollars <br />($3,741.00) per commercial acre.
