6. Public right of ways and streets are provided for <br /> access to all townhome units. <br />7. Every townhOme has a minimum driveway tengh <br /> of 25 feet and drive isle width of 24 feet. The <br /> minimum front yard set back distance for all town- <br /> home units is 25 feet. <br /> <br />Other key issues relating to the development of THE <br />PONDS are: <br /> <br />Traffic. The city hired SRF Consulting .Group, Inc. to do a <br />traffic study for our proposed development. A report was <br />issued by SRF on May 3 I, 2001. That report concluded that <br />with this new residential development all key intersections <br />studied will operate at acceptable levels of service. The <br />revised development plan reduces the totaI number of <br />housing units and hence will reduce the daily traffic trips <br />generated from 1990 ADT to approximately 1776 )dDT. <br /> <br />Environmental Review. The Ponds development does not <br />fall within the mandatory categories for an EAW <br />(Environmental Assessment Worksheet). On June .24,2001 <br />a citizen petition were submitted to the 1Mirmesota <br />Environmental Quality Board requesting that an EAW be <br />done. Because this project was withdrawn by our Company <br />at tt~e June 26, 2001 City Council meeting, no decision was <br />made on the need to do an EAW by the Ramsey City <br />Council.
