-172- <br /> <br />Recommendations: <br /> <br />Protect~bn of the Environment: <br />Strongly recommend that an Environmental Assessment be conducted to ensure that the <br />envirOnmental impact of the development is clearly understood such that any issues or concerns <br />can be adequately add~. <br /> <br />Preservation of Trees and/o}" Woodlands: <br />I would like to recommend the following measures be taken to ensure the preservation of trees. <br /> <br />2.1 Tree Preservation Requirements be defined ~nd required on any lots bordednc~ the <br /> wetlands or open.park spaces. <br /> <br />2.2 All lots bordering wetlands and/or OPen park spaces be classified as custom lots, <br /> where by the owner and the individual home builder place the house and are <br /> responsible for submittal's to the city regarding tree preservation requirements and <br /> apprOvals. <br /> <br />Preserving unique resources, amenities and existing property values: <br />I believe the best means to preserve the natural amenities and maintain or enhance property <br />values is to at a minimum, match the existing surrounding development home lot sizes. <br /> <br />3.1 <br /> <br />Minimum lot size of t/= acre for any lot that borders the wetlands and/or open park <br />spaces. This w~uld then remain consistent with the average size lot that currentty <br />b<:)rclers on the wetlands. See the attached "Average Lot Size Area Map". <br /> <br />3.2 Minimum ~ot size of I acre for any lot on peninsula to be comparable in size to the <br /> lots on the point directly across frOm it. <br /> <br />!ncreasirig lot sizes is also'one 6f)he-mosz effective approacheLs t~3 supporting tree Preservatidn. <br />On the attached sheet you can see examples of the amount of tree preservation that c~n acute <br />when lots are of adequate size vs. the required minimum size. It is very difficult to put a size <br />home of today's average value, along with a three-car garage, adequate green space on ¼ acre <br />and preserve any existing trees. <br /> <br />Closing: <br />I truly believe the city has a great opportunity at hand with this development.
