Black <br /> <br />We are in receipt of your site plan to develop a townhome development on a 16,57 acre portion <br />of The Ponds subdivision. The site plan consists of the Preliminary Plat, Grading, Drainage, & <br />Erosion Control Plan, Landscape Plan and Site plan dated December 17, 2001 prepared by <br />Midwest Land Surveyors and Civil Engineers, Inc., and Building Elevations and Floor Plans <br />submitted December 15, 2001 prepared by Shade Tree Construction. We offer the following <br />comments: <br /> <br />General: The towrthouse development will take place on approximately' 16.57 acres and is <br />part of the plat named The Ponds. The townhouse development will consist of three (3) <br />three-unit buildings, five (5) four-unit buildings, one (1) six-unit building and seven (7) eight- <br />unit buildings. City Code establishes that multiple family structures of 3 or more units are <br />subject to a site plan review. <br /> <br />Zoningl The property is currently zoned B-I; Business and R-l, Single Family Residential. <br />As part of the platting process, you are proposing to rezone the Subject property to R-1 Single <br />Family Residential, R-3 U, Multi-Family Residential, and NIX, Multifamily Residential. <br /> <br />Lot Coverage: The proposed townhouse project area is 721,789 square feet in size (16.57 <br />acres) and lot coverage is restricted to 35% (which includes garages), or 252,626 square feet <br />in this case. The site plan is proposing to construct 135,480 square feet of towahome ants, <br />which equates to approximately 19% lot coverage. <br /> <br />Setbacks: For the townhouse development, staff has generally used the R-3U Multi-Family <br />Residential District regulations. Theretbre, the rear yard setback is 40 feet and the side yard <br />setback is 15 feet from the outer boundaries of the subject, property.
