There needs to be more diversity in tree species than the two deciduous types proposed as <br />trees in the townhouse deveIopment area for both disease resistance and appearance. - <br /> <br />b. Staff notes that many of the townhome units do not have a single tree associated with <br />them. To be consistent with previous townhome projects, the equivalent of one tree per unit <br />should occur in proximity to the townhome units. [The pines, proposed to be relocated for <br />screening should not be counted in the above]. <br /> <br />c. The 5 crabapples, the spirea, and the weigela proposed for the townhomes will need to <br />have a plant sized specified in order for approval. Wood mulch in contrast to rock 'mutch', <br />[noted in the typicaI foundation planting detail] is also recommended, but not required. <br /> <br />Screening: City Code requires a 15-foot buffer between the e,,dsting residential and the <br />proposed multi-family development. The landscaping plan should show the proposed <br />screening. <br /> <br />Waste Storage: City Code requires ali waste storage areas to be located in the rear or Side <br />yard and they must be screened. The site plan indicates that the townhouse project will not <br />contain any outside waste storage areas. <br /> <br />Off Street Parking, Design' All parking areas located in the private streets shall be paved <br />and finished with B-6/I2 concrete curbing. The individual driveway units shall also be paved. <br /> <br />Driveway Width and Length: The driveways for the townhouse units are restricted to a <br />width of 24 feet; the proposed driveways meet City standards. City standards also require <br />driveways for townhomes to be 25 feet. The townhome units shown meet this standard. <br /> <br />Off Street Parking, VumbeJ:. CitY Code requires 2.5 parking spaces for each three bedroom <br />unit. Therefore, the total number of off-street parking spaces required is 227.5 spaces. The <br />townhouse development is in compliance with 364 off-street parking spaces shown. <br /> <br />Utilities: The development will be served by municipal water and sanitary sewer which will be <br />located within public fight-of-way and the utilities have adequate capacitY to service the <br />demands of these units. <br /> <br />Architectural Standards: The town/nome units within the development consist of two types, <br />a row-house style and back-to-back style. The row-house style buildings have three-, four-, <br />or six-units with split-entry floor plans and reach a height of 27 feet. The row-house units <br />have 1,694 square feet each one has three bedrooms. The back-to-back structures all have <br />eight units and are two story, buildings reaching a height of 35 feet. The eight-unit buildings <br />range from 1,655 to 1,667 square feet in size and all have three bedrooms.
