The plat is approximately 43 acres in size. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final Plat <br />c) Future subdivision plan <br />d) Planning Commission minutes dated September 10, 2001 <br />e) City Council minutes dated October 9, 2001 <br />f) City Council minutes dated January 22, 2202 <br />g) Letter from Mr. McDonald and Mr. Makowsky <br />h) City Staff review letter dated September 20, 2001, Revised February 8, 2002 <br />i) Proposed Development Agreement <br />j) Proposed Resolution for final plat approval <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not subjected to a public hearing. <br /> <br />Observations: <br /> <br />Mr. McDonald currently owns 38.22 acres and Mr. Makowsky owns 5.38-acres (for a total of <br />43.60 acres) and they would like to replat their parcels to create two more lots that will consist of <br />2.5 acres and 3 acres each. The City Council approved the 2001 Comprehensive Plan on <br />December 18, 2001 and it includes abolishing-the 4 units in'40 acres density restriction in the <br />rural area. However, City Code has not yet been updated to remove this density restriction and <br />therefore this plat is still subject to that requirement. The plat complies with 4 units in 40 acres <br />restriction and upon completion of the Chapter 9 rewrite, the property will be eligible to <br />resubdivide to a density of i unit per 2.5 acres. <br /> <br />The newly created and existing lots meet the 200 feet~ of frontage on a public road requirement. <br />All of the lots meet the 2.5 acre minimum lot size requirement. The standard drainage and utility <br />easements are provided along the perimeter of each of the lots. <br /> <br />In 1992 when Mr. McDonald subdivided his land into the existing two homesteads, staff made a <br />recommendation for a shared access onto Variolite Street. Following previous and current <br />practice to limit the number of accesses onto Variolite Street, staff is recommending that the two <br />newly created lots also share an access onto Variolite Street. Staff is also recommending that the <br />driveways for the newly created lots be aligned on the lots in a manner that will allow for future <br />subdivision, and ultimately accesses onto Variolite can be eliminated and converted to an interior <br />road. <br /> <br />-251- <br /> <br /> <br />
