Absent: Commissioners Johnson and Sweet. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #1: <br /> <br />Request for a Sketch Plan Approval of McDonald 2"d Addition; Case of <br />Robert McDonald <br /> <br />Presentation <br /> <br />Community Development Assistant Wald stated that the City received an application from <br />Robert McDonald requesting sketch plan approval to create two new lots from an existing 38- <br />acre homestead and a 5-acre homestead located at 16641 Variolite Street and 16591 Variolite <br />Street. The plat is a minor subdivision and is not subjected to a public hearing. Mr. McDonald <br />currently owns 38.22 .acres and Mr. Makowsky owns 5.38-acres (for a total of 43.60 acres) and <br />they would like to subdivide their parcels to create two more lots that will consist of 2.88 acres <br />and 3 acres. The minor subdivision is in conformance with 4 units in 40 acres density <br />restrictions. The development agreement will be drafted to prohibit any future subdivision of the <br />property until the 4 in 40 restriction is repealed or reduced, or city sewer and water are available <br />to the property. The newly created and existing lots meet the 200 feet of frontage on a public <br />road requirement. The subject property is located within the Rural Transition Area and is subject <br />to a minimum 2.5 acre lot size restriction; the newly created and existing lots meet this <br />requirement. In 1992 when Mr. McDonald subdivided his land into the existing two homesteads, <br />staff made a recommendation that if future lots were ever created that those lots be required to <br />share an access onto Variolite Street. Following previous and current practice to limit the <br />number of accesses off of Variolite Street, staff is recommending that the two newly created lots <br />provide a shared access onto Variolite Street. Staff is also recommending that the driveways for <br />the newly created lots be aligned on the lots to allow for future subdivision and ultimately access <br />be derived from an interior road and access be eliminated from Variolite Street. The plat is <br />.retaining a 66-foot drainage and utility easement through the plat in an east/west direction. The <br />easement is intended to preserve a corridor for a future road that is designated in the <br />comprehensive plan to facilitate the future extension of 167~ Avenue to Armstrong Blvd. City <br />Staff recommends approval of the sketch plan. <br /> <br />Community Development Assistant Wald noted the McDonalds could not be present at this <br />meeting, however Mr. Makowsky is present.
