-268- <br /> <br />Final Plate Review: McDonald Second Addition <br />September 20, 2001, revised February 8, 2002 <br />2 of 3 <br /> <br />Lot Sizes: The current minimum lot size in the Rural Transition Area is 2.5 acres; the two new <br />lots are proposed to be 2.5 acres and 3.0 acres in size. The two existing homesteads consist ora <br />total of 43.60 acres. <br /> <br />Lot Dimensions: The two new lots contain more than 200 feet of frontage on a public road. <br /> <br />Wetlands: The City adopted a policy on January 22, 2002 regarding the encumbering, of <br />wetlands. The policy states that parcels over 1 O-acres' in size, located outside of the MU'SA area <br />may be exempt from delineating wetlands as a drainage and utili~ easements. The City <br />Engineer has reviewed the plat and determined that the 66-foot drainage and utility easement <br />running north and south and the easements proposed on the three parcels that are under 10-acres <br />in size meet the requirements of the newly adopted policy. <br /> <br />After qonstruction, vegetation should be re-established prior to. the removal of the silt fence. <br /> <br />Drainage: The city has received drainage information for the plat and finds the drainage plan <br />generally acceptable. It is the property owner's responsibility to take full responsibility in <br />ensuring that there is adequate drainage away from structures. The City has received a written <br />letter from Mr. McDonald and Mr. Makowsky stating that they are going to create an overflow <br />ditch from the pond. <br /> <br />Access to Lots. The two new lots will receive public access via a shared access onto Variolite <br />Street. It should be noted that the development agreement will require the driveway to be <br />aligned in a way that will allow for orderly resubdivision and conversion of driveways from <br />Variolite Street to streets interior to the plat. <br /> <br />Utilities: All lots will be served by on-site sewer and water. <br /> <br />Park Dedication: As directed by the development agreement for McDonald Addition, all future <br />resubdivisions shall pay the park dedication fee. The established fee is $1,700.00 per housing <br />unit. Therefore, $3,400 is due to the City prior to the release of the f'mal plat for recording. <br /> <br />Trail Fee: The City has established a trail development fee at a rate of $400 per unit. This fee <br />must be paid for the two, new lots created prior to release of the final plat for recording. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per unit.
