-272- <br /> <br /> III. <br />PARKS, TRAILS, STORMWATER, LANDSCAPING <br /> <br />Park Dedication. The Plat is in the Troll Brook Park District. The DEVELOPER shall <br />satisfy the park dedication requirement for the Plat with a cash payment of' three <br />thousand four hundred dollars and no cents ($3,400) (2 lots x $1700 per lot). <br /> <br />Trail Development Fee. The City has enacted a trail development fee in the amount of <br />Three Hundred Twenty Five Dollars and no cents ($400.00) per lot. Lots 1 and 4, which <br />are existing homesteads, are exempt from this fee. Therefore, a payment for the two new <br />lots in the amount of Eight Hundred Dollars and no cents ($800.00) shall be paid to the <br />City prior to releasing the Final Plat for recording. <br /> <br />Stormwater Management Fee. The CITY has enacted a Stormwater Management Fee <br />in the amount of Three Hundred Seventy Five Dollars and no cents ($375.00) per unit.. <br />Lots 1 and 4, which are existing homesteads, are exempt from this fee. Therefore, a <br />payment for the two new lots in the amount of Seven Hundred Fifty Dollars and no cents <br />($750.00) shall be paid to the CITY prior to releasing the Final Plat for recording. <br /> <br />Tree and Sod Planting Plan. Sodded boulevards, in addition to a front yard tree, are a <br />requirement for each lot in the Plat prior to issuance of a Certificate of Occupancy. The <br />DEVELOPER is required to submit a Plan for CITY approval that identifies existing <br />tree growth within the Plat that will be protected during construction, and identifies the <br />location and species of the new plantings: The trees to be protected must be identified on <br />the grading plan, and the plan must require the installation of 'tree save fences' prior to <br />land clearing or grading. In addition, the requirement for this Plan shall be fulfilled by the <br />DEVELOPER as follows: <br /> <br />Minimizing the impact of construction on trees in acc'ordance with Minnesota <br />Extension Service publication "Protecting Trees From Construction Damage" <br />(Publication #NR-FO-6135-S). <br /> <br />'b) <br /> <br />Planting one two-inch diameter tree (or equivalent thereof) of an approved species at <br />the road frontage of each of the lot in the Plat prior to the issuance of a Certificate of <br />Occupancy. In the event the weather is not conducive to tree planting at the time of <br />Certificate of Occupancy, the Building Permit txolder shall place a cash deposit in the <br />amount of $300.00 for trees in an escrow account with the CITY and upon <br />verification of the planting being accomplished, said cash deposit shall be refunded <br />to the Building Permit holder.
