Joint Process, <br /> <br />[DRAFTI <br /> <br />The City. and the Developer desire to create specific internal <br /> <br />agencies to expedite the l~lanning, approval, and construction of the RTC Prqject, <br />as contemplated by the RTC Ordinance. <br /> <br />ARTICLE 2 <br />DEFINITIONS <br /> <br /> 2.1 DEFINITIONS. When used in this Master Agreement, the following terms shall <br />have the meanings specified in this Article 2. Each definition or pronoun herein shall be deemed <br />to refer to the singular, plural, masculine, feminine or neuter as the context requires. Words such <br />as "herein," "hereinafter," "hereof," "hereto" and "hereunder," when used in reference to this <br />Master Agreement, refer to this Master Agreement as a whole, u~ess the context requires <br />otherwise: <br /> <br />(a) <br /> <br />AUAR. "AUAR" means that certain Town Center Alternative Urban Areawide <br />Review, prepared by Emmons & Oliver Research, Inc., date June 24, 2003. <br /> <br />(b) <br /> <br />AUAR Roadway Improvements. "AUAR Roadway Improvements" means those <br />roadway improvements describe din the AUAR. <br /> <br />Buffer Property, "Buffer Property." means the land depicted on the attached <br />Exhibit F, that is shown on the Official Map for State Highway 10 to be future <br />right-of-way for Highway 10, which the City. agrees it will not permit to be <br />dev.eloped. <br /> <br />(4-)-Certificate of Completion. "Certificate of Completion" has the meaning set <br />forth in Section 14.5. <br /> <br />(d)-Charter School. "Charter Schooi" means the land and building designed for <br />use as a educational facility to be located on Lot 1, Block 1 of the Preliminary <br />Plat. <br /> <br />(e-)-Ci _ty. "City" means the City ofRamsey, a Minnesota municipal corporation <br />and home rule Charter City. <br /> <br />(-!e)-Ci _ty Tract. "City Tract" means the north ninety (90) feet of the Northwest <br />Quarter of Section 28, Township 32, Range 25, Anoka County, Minnesota. <br /> <br />(-g-)-Cit¥ Administrative Fund. "City Administrative Fund" has the meaning set <br />forth in Section 12.3. <br /> <br />(40-City Bonds. "City Bonds" means any bonds or obligations the City issues to <br />finance the City Public Improvements or the Public Parking Ramp, as the same <br />may be refunded from time to time. <br /> <br />(-/-)-City Engineer. "City Engineer" means the engineer or engineering firm <br />designated by the City. <br /> <br /> <br />
