(w) <br /> <br />(x) <br /> <br />(y) <br /> <br />(aa) <br /> <br />[DRAFTI <br /> <br />¢3-)-Developer. "Developer" means Ramsey Town Center LLC, a Minnesota <br />limited liability company~and, subject to Article 14, its successors in title and <br />assigns. <br /> <br />(-,,v)-Developer Public Improvements. "Developer Public Improvements" means <br />those improvements the Developer is obligated to construct pursuant to Articles <br />10 and 11. <br /> <br />(-x-)-Development. "Development" means any use of the Subject Property other <br />than the level of agricultural use currently taking place on the Subject Property <br />and any construction on or improvement of the Subject Property. Development <br />includes, but is not limited to, land clearing, grading, excavation, construction of <br />buildings or structures and installation of Phase Public Improvements, Developer <br />Public Improvements and City Public Improvements. Development also includes <br />material alteration of the Subject Property. <br /> <br />(-y-)-Development Guidelines. "Development Guidelines" means the development <br />standards and guidelines created in accordance with Subdivision 5 of the RTC <br />Ordinance. <br /> <br />(-z-)-Final Plans. "Final Plans" means, with respect to each Phase, the Final.Plat, <br />the Secondary Development Agreement and the final site plan (if applicable), <br />plans and drawings the City approves pursuant to the RTC Controls for that Phase <br />and the improvements to be constructed within that Phase, as the same may be <br />amended from time to time. The Final Plans shall address the following: <br /> <br />(i) grading; <br /> <br />(ii) wetlands; <br /> <br />(iii) surface water quality; <br /> <br />(iv) storm water controls, erosion controls and drainage; <br /> <br />(v) street and lot layout; <br /> <br />(vi) utilities; <br /> <br />(vii) landscaping; <br /> <br />(viii) basement elevations; <br /> <br />(ix) signage; <br /> <br />(x) easements for public utilities; <br /> <br />(xi) parking <br /> <br />(xii) building location and exterior building design and appearance. <br /> <br /> <br />
