All of the lots will be serviced with municipal water and sanitary sewer. <br /> <br />Zoning: .The property is currently zoned R-1 Rural Residential and a rezoning to <br />Urban Residential will be required in order to develop the property to urban standards. <br />The Planning Commission recommended that the City Council approve the rezoning at <br />their September 10, 2001 meeting. The City Council introduced a rezoning ordinance <br />on December 11,2001. <br /> <br />Utilities: The City Council adopted the March 2001. Comprehensive Plan on <br />December tS, 2001. The 2001 Comprehensive Plan shows the project are;i located <br />within the MUSA boundary. Therefore the site is eligible for City sewer and water <br />services. In the event that the 3 larger lots (Lot 1, Block 1; Lot 1, Block 3; and Lot 6, <br />Block 3) are resubd£vided in the future, municipal service stubs should be provided as <br />follows: Lot 1, Block 1 ~- 3 service stubs; Lot t, Block 3 -- 2 service stubs; and Lot 6, <br />Block 3 -- 3 service stubs. <br /> <br />I <br />I1' <br />I <br /> <br />4. Densitw: The net density, excluding the T.H. #47 fight-of-way, is t .9 units per acre. <br /> <br /> <br />
