Preliminary Plat Review: River Pines 5~ Addition <br /> December 26, 2001 <br /> Page 2 of 5 <br /> <br />o <br /> <br />Access and Streets: The plat is proposed to receive public access via the extension of <br />158t~ Lane N.W. into the property from River Pines 2"a Addition to the west, and the <br />extension of Lithium Street N.W. into the property from Apple Ridge to the south. The <br />preliminary plat is also providing for public access to the north. This dead-end street <br />should be signed '~Fumre Through Street", on the north boundary of the Plat, to <br />eliminate any confusion in the future relating' to permanent and temporary cul-de-sacs. - <br /> <br />The plat is adjacent to T.H. #47 and the preliminary plat has been forwarded to <br />Mn/DOT for review. Standard requirements for dedicating Hwy. #47 right-of-way and <br />access rights are expected. It is anticipated that this will also include closure of the two <br />existing private driveways onto T.H. #47 from the existing homestead. <br /> <br />During development of the property, seventy-five foot gravel approaches shall be <br />provided at any location where vehicles will egress onto existing pavement from the <br />plat. <br /> <br />Lot Size and Dimensions: All of the lots appear to exceed the 10,800 square foot <br />area requirement and the 80 foot (90 feet on comers) minimum lot width requirement <br />(measured at the building setback). The existing homestead will be about 1.3 acres in <br />size. The plat is bounded on the north by two, larger rural lots. The preliminary plat is <br />proposing to create two lots adjacent to these two existing rural lots; one will be .9 <br />acres and the other will be 1.1 acres in size. <br /> <br />Grading and Drainage: A Preliminary Grading Plan prepared by Passe Engineering <br />and dated December 11, 2001 was provided. The plan indicates the addition of one <br />pond east of Lithium Street N.W. to handle-the increased runoff caused by the <br />development. This pond as well as a 20 foot easement for access is being shown as a <br />drainage and utility easement. To date, none of the ponding calculations required at the <br />time of preliminary plat approval have been provided. <br /> <br />The plan will need to be reviewed and permitted by the Lower Rum River Water <br />Management Organization (WMO). It does not appear that a wetland delineation will <br />be required on~ this property.
