Preliminary Plat Review: River Pines 5th Addition <br />December 26, 2001 <br />Page 4 of 5 <br /> <br />I0. <br /> <br />II. <br /> <br />12. <br /> <br />I3. <br /> <br />14. <br /> <br />15. <br /> <br />The preliminary plat is proposing a 20-foot trail easement along State Highway #47. <br />The applicant will be responsible for constructing a trail segment parallel to State <br />Highway #47. The trail segment starts at the northern boundary line of River Pines 5t" <br />and extends to the south boundary line of Apple Ridge. The trail segment should be <br />constructed within' one year fi:om the completion of River Pines 5'h street <br />improvements. The trail construction costs outside the limits of River Pines 5~h will be <br />credited towards the trail development fees due on the plat. <br /> <br />Park Dedication: The Park and Recreation Commission met on September 20, 200I <br />and recommended that park dedication consist of a cash payment. The rate in effect at <br />the time of final plat approval will apply. The 2002 rate will be $1700.00. <br /> <br />Tree Preservation. The Preliminary Grading Plan dated December I I, 2001 identifies <br />existing tree stands. The plan should identify tree removal limits and the location of <br />the tree save fences. The addition of one 2.5 inch dbh tree to the front of each newly <br />created lot should also be identified on the Plan. <br /> <br />Sidewalks. in accordance with City Code, sidewalks are required on one side of all <br />non cul-de-sac streets. The preliminary plat should be revised accordingly. <br /> <br />Stormwater Management: The City has established a storm water management fee <br />that must be paid prior to release of the final plat for recording. The rate in effect at the <br />time of final plat approval will apply. The 2002 rate will be $375.00. <br /> <br />Trunk Sewer and Water Fees: A trunk charge for sewer and water is required to be <br />paid prior to the release of the final plat for recording. The rate in effect at the time of <br />final plat approval will be used. The 2002 rate for mink sewer is $562.00, and <br />$1,252.00 for water. <br /> <br />Other Regulatory PermitS: The developer is responsible for obtaining all permits <br />required from any other regulatory agencies. <br /> <br />-169- <br /> <br /> <br />
