-26- <br /> <br />ordinance on December 11, 2001 and approved the 2001 Comprehensive Plan on December 18, <br />2001. The 2001 Comprehensive Plan expands the MUSA boundary to include the subject <br />property. The plat area is 9.7 acres. The subdivision is proposing to plat 17 new single-family <br />parcels and one existing homestead for a total of 18 single-family lots. Net density (exclusive of <br />Hwy. g47 right-of-way) has been established at 1.9 units per acre. Community Development <br />Director Frolik noted that 18 lots will receive public access from the extension of 158th Lane into <br />the plat from River Pines 2nd Addition to the west. Currently, 158~ Lane dead er~ on the west <br />boundary of the proposed plat and this is a public safety concern since the le this dead end <br />is greater than 600 feet. Lithium Street N.W. would be extended from.~ki!~th to the north <br />boundary of the plat. A cul-de-sac would extend east off of Lithium t e remainder of <br />the lots. The existing homestead will have access to the cul-de-sac. ~i~iat ~~ forwarded <br />to Mn/DOT for review and it is expected that they will suggest :~"'fhe two exi~"~2:'i~riveways <br />onto T.H. #47 from the existing homestead be abandoned and~;~kht of access al~g!)i~i7~. #47 <br />be dedicated to the State.
