TIF Agreement and <br />approving assignment and assumption agreements relating to said TIF Agreement. <br /> <br />Further discussion: Councilmember Hendriksen stated that if the reason for the relaxation in <br />requirements is due to the bad economy then why are they completely eliminating the goal rather <br />than extending the goal. Eco~mic Development Consultant Mulrooney replied that it was a <br />solution that the State felt ~r%:~onable in relationship to the agreements they currently have in <br />place. The subject Property is zoned <br />Industrial and consists of approximately 44 acres. The prel/minary plat is proposing to plat four <br />commercial lots ranging from 7.6 acres to 14.0 acres in size. Star Exhibits will be developing an <br />office and warehouse facility consisting of 185,000 square feet on Lot 1, Block 1. The remaining <br />lots will be owned by the City and designated for future commercial/industrial development. <br />The site will receive public access from Azurite Street. The City is proposing to extend Azurite <br />Street fi'om County Road #116 to the north to connect to Sunwood Drive. The site will be <br />serviced by municipal sewer and water facilities. A grading and drainage plan will be reviewed <br />as site plans for the individual lots are received. Park dedication and storm water management <br />fees will be fulfilled as part of the Tax Increment Financing agreement between the City of <br />Ramsey and the developers of each lot. The Planning Commission met on December 4, 2001 to <br />review the plat and held a public hearing.
