Staff sent hearing notices to properties within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The subject property is zoned Industrial and consists of approximately 44 acres. The preliminary <br />plat is proposing to plat four commercial lots ranging from 7.6 acres to 14,0 acres in size. <br /> <br />Star Exhibits will be developing an office and warehouse facility consisting of 185,000 square <br />feet on Lot 1, Block 1. The remaining lots will be owned by the City and designated for future <br />commercial/industrial development. <br /> <br />The proposed four lots meet the one-acre minimum lot size requirement and the 200-foot width <br />requirement established in the Industrial District. <br /> <br />The site will receive public access from Azurite Street. The City is proposing to extend Azurite <br />Street from County Road #116 to the north to connect to Sunwood Drive. Anoka County has <br />submitted a letter stating a few concerns regarding the connection of Azurite Street to County <br />Road #116. The City has responded to the County's concerns (detailed in the Staff Review <br />Letter) and expect a formal response from the County by the January 8, 2001 City Council <br />meeting. Staff anticipates a favorable response from the Anoka County Engineer regarding the <br /> <br />-169- <br /> <br /> <br />
