The proposed plat consists of one sheet dated November 5, <br />2001. We offer'the following comments: .... <br /> <br />General: The proposed plat consists of-approximately 44.46 acres and is generally located east of <br />County Road #116 and south of Sunwo0d Drive. The sketch plan is proposing to plat four commercial <br />lots and one outlot. Lot 1, Block 1 will be Utilized for the deVelopment of Star Exhibits. <br /> <br />Zoning: The property is zoned Industrial, <br /> <br />Lot Sizes and Dimensions: All four lots exceed the one-acre minimum lot size requirement and the <br />200-foot lot width requirement. Lot 2 Block 1 will be required to gain access from Sunwood Drive in <br />order to comply with the 200-foot lot width requirement..The proposed lots range in size from 14.03 <br />acres to 7.65 acres. <br /> <br />Grading and Drainage Plan:' A detailed grading and drainage plan will be required with each site <br />plan submitted for development of each lot. <br /> <br />Generally two-thirds of the site drains to the north and one third drains to the south. The portion that <br />drains to the south will be treated prior to entrance to the wetland south and east of Azurite Street NW. <br />The portion that drains to the north will be treated before Wetland entrance with the use of a regional <br />treatment pond for the road and development drainage. Depending on the individual site plans, there <br />may be additional on-site ponding required. <br /> <br />A Watershed Management Organization permit has been obtained for this development. A wetland <br />delineation should be completed to ensure the site does not impact wetlands. All proposed ponding <br />should be shown on the plat and dedicated as drainage and utility easements. <br /> <br />Streets: The County has indicated that access should not be granted on County Road 116 for Azurite <br />Street.
