CASE REQUEST FOR SITE PLAN REVIEW OF SUNFISH GATEWAY DEVELOPMENT; CASE OF SHARP AND ASSOCIATES, L.L.C. By: Patrick Trudgeon, Principal Planner Background: The City of Ramsey has received a request for site plan review fi-om Sharp and Associates, L.L.C. The site plan is proposing to construct a multi-tenant office/warehouse/showroom structure on 9.7 acres. The area is generally located in the northwest comer of McKinley St. N.W. and Sunfish Lake Blvd. The City Council reviewed the proposed site plan at its February 27, 2001 meeting and tabled the request until access issues onto Sunfish Lake Blvd. (CSAH 57) are resolved between the City, the developer, and Anoka County. These parties met on Thursday, March 8, 2001 and a report informing the City Council on the outcome of that meeting will be presented at the March 13th meeting. Proposed Development Permit Notification: Site plans are not subject to a public hearing. Observations: The site is zoned I Industrial. Office, warehousing, and retail multi-tenant facilities is a permitted use within the Industrial District. The City will be selling three lots to Sharp and Associates and entering into a TIF agreement for the redevelopment. Further redevelopment may occur in the future, but that will require platting of the properties. There are currently three existing buildings on the lots where the proposed development is to be located. The house on the corner of McKinley and Sunfish Lake Blvd. will be tom down in the -169-
