The two buildings to the north will be demolished <br />in the fall of 2001. <br /> <br />The site plan is proposing to construct a two-story 60,280 square foot building. The building will <br />have a mix of office, warehouse, and showroom area. The rear of the building will have both <br />grade and dock overhead loading doors. The building is divided into 16 separate bays for <br />warehousing uses on the first floor and about 15,000 square feet devoted to office use on both <br />floors. <br /> <br />The principal structure meets the front yard, rear yard, and side yard setbacks established in the I <br />Industrial District. The Industrial district restricts lot coverage to 35%; the site plan is proposing <br />to construct a building footprint of 50,062 square feet on 9.7 acres, which equates to <br />approximately a 11.8% lot coverage. The development will be constructed on three lots of record <br />that is owned by the City and sold to Sharp and Associates. It is expected that some time in the <br />future that the land will be subdivided and platted into several lots to facilitate construction of <br />additional buildings. <br /> <br />The site will derive one access from McKinley St. and one from Sunfish Lake Blvd. As Sunfish <br />Lake Blvd. is CSAH 57, Anoka County has been supplied a copy of the site plan. Their review <br />comments have not been received to date. <br /> <br />The off-street parking area will have a bituminous surface with concrete curbing. The parking <br />stalls are sufficient in numbers and dimensions. The rear of the building will be used for loading. <br />In order to preserve existing trees, there will be two "islands" in the loading area with raised <br />medians. <br /> <br />The exterior building materials for the building are proposed to consist of rockface concrete <br />block, brick, and glass, which meets the architectural standards established in the Industrial <br />District. <br /> <br />The landscaping plan has been reviewed and is generally acceptable.' A couple of modifications <br />are needed as described in the attached review letter. <br /> <br />The facility will be served.by City sewer and water services. The site plan is absent of a lighting <br />plan. A lighting plan will need to be submitted and is subject to the City Engineers approval. <br /> <br />Anoka County has reviewed the proposed site plan and indicates that no access points for the <br />development should be allowed from CSAH 57.
