Ttxe site <br /> plan is proposing to construct an office/warehouse facility and a'metai panel .warehouse <br />"' accessory structure on 11.24 acres. The site is also proposing to facilitate Off-street parking of <br /> trucks and equipment. The area is generally located to the west °f County Road #116 and north <br /> · of 141 st Avenue in the proposed Gateway North Industrial Park No: 5. <br /> <br />The proposed site plan is a result of a negotiated settlement between the City and Mr. Sauter in a <br />recent land swap agreement for Mr. Sauter's current business site located west of Sunfish Lake <br />Blvd. The City will be moving T & G Land Inc. into the Gateway North Industrial Park No. 5 <br />and will be initiating a redevelopment project on the property located ~vest of Sunfish Lake Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Draft Planning Commission meeting minutes dated January 2, 2001 (Will be <br />presented at the City Council meeting) <br />City Staff review letter dated December 29, 2000 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The site is zoned B-W Business/Warehousing, office and warehousing facilities and off-street <br />parking of trucks and equipment are permitted uses. <br /> <br />The site plan is proposing to construct a 39,936 square foot office/warehouse structure with a <br />possible 15,360 square foot future addition. The site plan is also proposing to construct a 20,000 <br />square foot metal panel warehouse building that will not be heated and will be used for 'cold <br />storage. <br /> <br />-193- <br /> <br /> <br />
