'' <br />Ramsey, MN 55303 <br /> <br />Re: Site Plan Review for T & G Land Inc. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Dear Mr. Sauter: <br /> <br />We are in receipt of a Site Plan prepared by Caine and Associates Land Surveyors, Inc., an <br />Exterior Elevations Plan prepared by Fischer Engineering, a Grading Plan and a Landscape Plan <br />prepared by RLK Kuusisto. We offer the following comments: <br /> <br />General: The site plan proposes to construct a 39,936 square foot office and warehouse facility <br />with a possible 15,360 square 'foot addition and a 20,000 square foot truck/equipment warehouse <br />accessory building. The site will also include outside storage of trucks and equipment. The area <br />is generally located west of. County Road #116 and north of the westerly extension of 141~ <br />Avenue NW. <br /> <br />Zoning: The site is zoned BW - Business Warehousing; office and warehousing facilities and <br />off-street parking of trucks and equipment are a permitted use. .~ <br /> <br />Lot Coverage: The site area is approximately 11.24 acres (489,614 square feet) in size and lot <br />coverage is restricted to 35% or 171,365 square feet in this case. The site plan is proposing to <br />construct a total of 59,936 square feet of building area, which equates to approximately a 12.24% <br />lot coverage. <br /> <br />I <br />I <br />I <br /> <br />Accessory Uses: The site plan is proposing to construct a 20,000 square foot metal accessory <br />building on the property. City Code states that accessory structures shall not exceed 30% of the <br />gross floor space of the principal use. The principal structure on the property is proposing to be <br />39,936 square feet in size, the accessory building equates to approximately 50% of the gross <br />floor space of the principal building. Implementing past policy and deferring to language in <br />other business districts, the City Council has the ability to approve deviations from the 30% <br />accessory structure restriction established in the BW district. <br /> <br />-201- <br /> <br /> <br />
